This Refund & Cancellation Policy explains how Alpha Omega Inspections (“we,” “us,” or “our”) handles cancellations, rescheduling, and refunds for home inspection services booked through our website https://www.alphaomegainspections.net, by phone, or by email.
By booking an inspection with us, you agree to this Policy.
1. Booking and Payment

Inspection fees and payment terms will be provided at the time of booking or in your Inspection Agreement.

Payment may be due in full before or at the time of the inspection, as specified when you schedule.
2. Client Cancellations
2.1 Cancellations with Notice

If you need to cancel your inspection, please contact us as soon as possible.

If you cancel 48 hours or more before the scheduled inspection time, any prepaid fees may be:

Refunded in full, or
-
Applied as a credit toward a future inspection,
depending on what we agreed when you booked.

2.2 Late Cancellations / No-Shows

If you cancel less than 48 hours before the scheduled inspection time, or

If we arrive at the property and cannot complete the inspection due to reasons outside our control (e.g., property not accessible, lockbox issues, no permission to enter),
we may charge a late cancellation / trip fee up to the full inspection fee, and any prepaid amount may be non‑refundable.
3. Rescheduling

We understand that schedules change. If you need to reschedule, please contact us as early as possible.

Rescheduling 48 hours or more before the inspection time is typically allowed without penalty, subject to our availability.

Multiple rescheduling requests or last-minute rescheduling may be treated as a cancellation at our discretion.
4. Cancellations by Alpha Omega Inspections

We reserve the right to cancel or reschedule an inspection due to:

Unsafe conditions at or near the property

Severe weather

Illness or emergency

Inaccessible or unprepared property

Other circumstances beyond our control

If we cancel and cannot reschedule to a mutually agreeable time, any prepaid inspection fee will be refunded in full.
5. Refunds After Inspection

Our inspections are limited, non-invasive visual inspections and the report reflects the observable condition of the property at the time of the inspection.

Because the inspection service and professional time have been provided, fees are generally non‑refundable after the inspection has been completed, even if:

Issues are later found that were not visible or accessible at the time of inspection.

6. How Refunds Are Issued
